Situation.

Located between Maidstone and Ashford within 2 miles of Leeds Castle "reputedly one of the Worlds most beautiful Castles" and junction 8 of the M20 motorway giving easy access to the rest of the Country and Europe via The Channel Tunnel Terminus at Folkestone . Description

This Individual Farmstead Development is currently being constructed by Cox Vernacular Buildings from Challock creating Houses faithful to local architecture, with Oak Frames, hand made brick, stone, Oak weatherboard and hanging tile elevations, built by local craftsmen using mostly local materials. Attention has been paid to every detail from the brick paths through the cottage gardens to the massive exposed beams and inglenook fireplaces the end result being an authentic "Period" ambiance with the comforts expected in contemporary buildings. The development is bounded on two sides by a conservation strip protected by deed of covenant to protect the panoramic outlook and individual privacy.

Plot 1

The Farmhouse

This partly Oak framed design based on a grand hall house typical of the 15th Century. The open hall to such houses was almost always floored over in the 16th Century when a central chimney stack was inserted. The plan of the great hall is kept in the form of a Dining Room which has a typically massive inglenook fireplace. Such grand hall houses included at least one important first floor room called the solar, this is represented in the Master Bedroom with the great tie beam and carved crown post soaring up into the apex of the roof.

With a floor area of approximately 3000 sq.ft. it offers: Master Bedroom with En-Suite, 4 further Bedrooms, Family Bathroom, 3 Reception rooms, Farmhouse Kitchen, Utility, Cloakroom, Oil Fired Central Heating via radiators there is also approximately 2200sq.ft. of existing outbuildings with planning permission for Garaging and Ancillary uses in conjunction with the Farmhouse. Outside the House is surrounded by it’s own gardens.

The Cottages

These fully Oak framed Detached Cottages are based on a small hall house typical of the 14th Century. They are aisled which means that the weight of the structure largely rests on the heavy Oak posts in the middle of the building leaving the aisles either side with delightful low eaves line.

Because such hall houses were difficult to convert to two storeys they were often much altered and used for much lower status uses over time. These examples have a later form of construction to the roof and the tie-beams have been cut through to allow for doorways through the first floor.

The rear aisle has been left intact and makes a very beautiful kitchen with the long braces of the aisle wall exposed. The front aisle is set back to allow for greater height to house the 18th Century and Victorian windows, the central chimney stack allows for Inglenook fireplaces.

With floor areas of approximately 1700 sq.ft. each Cottage is finished to it’s own unique design, they offer: 3 Bedrooms, Bathroom, 3 Reception rooms, Kitchen, Utility and cloakroom, Oil fired Central Heating via radiators. Outside is a small 17th Century restored Oak framed Barn converted and divided to provide Garaging and Storage for the Cottages and Gardens.

Directions

From Junction 8 of the M20 proceed onto the A20 heading East towards Lenham & Ashford passing Leeds Castle on you right take the second turning on the right. (just before passing under the motorway bridge)

Follow this country lane for approximately 1.5 miles at the crossroads proceed straight over, down the hill passing Ulcombe Church on the right. Street Farm will be found at the bottom of the hill on the right hand side.
